News and Information from Holland Homes.

Generally, before someone decides to sell their home - especially if it is an older home - certain upgrades need to be done to make sure the home is in “tip-top” shape. Many people ask the question, “why would I upgrade my home when I am planning to move anyway?” Well, not only does upgrading your home make the selling process easier, these upgrades can increase the value to your current home, while also making the home more likely to sell in a quicker manner. Here at Holland Homes, we want to help you resell your home by providing you with some very beneficial upgrades you can make within your home before you list it on the market.

1. Update The Kitchen

The kitchen is often referred to as “the heart of the home”. This is because a kitchen is where friends and family gather to eat, cook, socialize and more. An updated kitchen has the ability to boost your home’s resale value tremendously and it is the number one seller of a home. Before updating your kitchen, remember that cosmetic updates and updating broken appliances is all that is truly necessary. Since you are updating your kitchen with the plan to sell, do not worry about upgrading the appliances that look appealing and still work properly. Doing cheap upgrades will keep you from spending money unnecessarily. When you update your kitchen, keep in mind that keeping your home’s “theme” is important. This adds a nice “flow” and transition throughout the home. These upgrades and cosmetic changes will increase the likelihood of your home selling quickly. Although renovations can be expensive, they are always recouped with your resale price.

2. Create More Open Plan Living and Lighting

Currently, the open concept plan is popular within homes and it is a trend many people look for when purchasing a new home. Older homes tend to have a more closed concept feel, which results in feeling like your home has less space. If you are looking to resell your home, updating your living areas and kitchen to a more open plan “feel” will help your home sell faster. Another important feature is the lighting throughout your home. Typically, older homes do not have the best lighting, so adding windows and more light fixtures throughout will be beneficial to you as well. A well-lit home, gives off a welcoming presence while also creating a larger and more open feel throughout the home as well.

3. Update The Bathrooms

Bathrooms are a necessity within the home and are considered to be the second main selling point of a home - after kitchens. If the bathrooms are out of date and need a makeover, consider renovating them. By simply turning a bathtub into a shower is a positive and cheap upgrade that will more likely increase the chance of your home selling. Also replacing the light fixtures and mirrors within the bathroom can give it a more modern feel as well.

4. Finish The Basement

Moving into a new home with a finished basement is ideal. So, if you are considering putting your home on the market, finish your basement. This does not mean decorate it completely and make it cosmetically perfect, but make it “move-in ready”. A finished basement increases the value of your home and is much cheaper than adding square footage within your home. Basements can be useful for many needs: wine cellar, arcade, home theater, gym, family room, apartment and much more. So, it’s time to get creative with your basement.

5. Home Maintenance

Although home maintenance - like pipes, A/C units, water heaters, etc.- are not an exciting part of a renovation or upgrade, it is essential for your home to be working properly before you place it on the market. No one wants to buy a home with structural and maintenance issues. These upgrades will make your home more appealing to outside buyers.

6.Landscape/Curb Appeal

The phrase, “put your best foot forward” applies to upgrading your current home’s landscaping and curb appeal. This is the first impression people have of your home. So, when renovating a home before you put it on the market, it is always a smart idea to update the curb appeal and landscaping of the home in order to make it appear clean and welcoming. These updates can be as simple as pressure washing your driveway, planting a few flowers or painting the front door and shutters. When a buyer drives up to view your home, you want them to love the way the house looks on the exterior as much as they love the interior of the home. The landscape is the first and last thing buyers see when they are arriving and departing their potential new home.

These upgrades can be done in a cheap and efficient way. Although it may seem pointless to upgrade your home before you move, in the end, it is more beneficial to you because the value of your home increases within every upgrade. Let Holland Homes help with all of your upgrade and remodel needs to ensure you are left with a great product to put on the market!
